House Overview
​Hinning House has a long history as a property that, if you take some time looking at all the buildings, can literally be seen. The original building on the property is on your left as you make your way up the drive after the door with the recycle sign on it. This is where the folk working the land lived with their live stoic on the ground floor for warmth hundreds of years ago. The main house is set in the centre of the outbuildings and consists of two halves. Originally built as a barn adjoined to the 'Cottage' the two were later linked with an interior door and the barn eventually converted into an extension of the cottage. The two parts of the main property are now referred to the 'House' and the 'Cottage' sides. There is ample parking all the way up the drive as well as a games barn with table tennis and table football. Stabling Horses is also available when arranged before ones stay.
The 'House' Side
The 'House' side of the property is the larger side. Here you will find the main lounge/dining room with its comfy sofas and wood burning stove, books, board games and maps. The house's large open plan kitchen/dining room is also on this side of the house with a utility room as well as a small toilet just off the kitchen. Both the kitchen and sitting room on this side of the house open out onto the large slate patio and garden. Being the larger side of the property there are more bedrooms on this side and the layouts are as follows;
This Room faces into the valley and looks across the front garden of the cottage as well as the historic barns at the bottom of the drive. Located above the main sitting room of the house side of the property this is the last bedroom on the house side.
King Room No.1
This room is situated above the kitchen at the back of the house. It has great views looking up the valley and across the back garden. Plenty of storage for clothes as well as a dressing table with a lovely large mirror that gives an expansive feel to the room. One will often wake up to the sound of birdsong and looking out the window you can frequently see some of the amazing bird life that Eskdale plays home to.
Bunk Room No.1
This cosy bunk room also benefits from all of the advantages of backing onto the back garden of the property. Situated between King Room No.1 and the bathroom it suits a children well, at the same time the beds are each a full single and are plenty comfy for adults too.
House Bathroom
King Room No.2
This room also know as 'Nana's Room' Is very spacious at the same time as feeling cosy. There is a large wardrobe and a sink as well as a dressing mirror atop the chest of draws. This room is also along the back garden too as well as the front garden on the cottage side and has some great views to appreciate when you wake up.
Twin Room No.1
The main bathroom on the house side has both a bath and a mixer shower along with the rest of your normal bathroom paraphernalia.
The 'Cottage' Side
The 'Cottage' side of the house is the smaller side which faces across the valley. This is the older side of the house it is fantastically warm and cosy due to its great thick walls which are quintessentially Cumbrian and due to its slightly smaller size which is indicative of the age that it was built in.
Twin Room No.2
King Room No.3
This cosy room is situated on the front of the house about the cottage sitting room overlooking the bottom of the drive looking out across the valley. as with the other king rooms this room has a sizeable wardrobe and a dressing table.
This room too faces across the valley with a great view of the spring swifts Playing in the sun. It is nice a spacious with copious amounts of storage as well as a dresser .
Bunk Room No.2
Last but not least when it comes to the bedrooms is bunk room No.2. Set on the rear of the cottage side of the house which is cradled by the historic barns that run all the way up the drive. Much the same format as Bunk room No.1 another cosy room as is in keeping with the rest of the house.
Cottage Bathroom
The Cottage bathroom follows the same format as the bathroom on the house size and is of a similar size.
